North Drive Investments Inc has submitted a Zoning By-law Amendment application to the City fo Toronto to construct a 12-storey mixed-use residential and commercial building at 1086 Yonge Street, on the southwest corner with Roxborough Street, a short walk north of Rosedale Subway Station.
The site is currently home to two commercial buildings, comprised of one 2-storey building containing multiple uses, and a one-storey building that contains a Starbucks and its associated parking and seating area out front. The new building would require the demolition of the existing buildings.
Designed by Reflect Architecture, the development would house 30 residential units, have five retail units at grade, and have four commercial office units on the second floor, resulting in 8,395m² of combined residential and non-residential gross floor area (GFA), with a Floor Space Index (FSI) of 7.09.
The proposed unit mix includes two one-bedroom suites (7%), ten two-bedroom suites (33%), and 18 three-bedroom (60%). Indoor amenity space of 68m² would be provided on the second floor, adjacent to an outdoor amenity space of 114m². Each would be located on the south side of the proposed development.
The entrance to an underground garage is proposed in the southwest corner of the building, accessed from Roxborough Street West via Paul Hahn Lane, which would be widened. The garage would provide 54 vehicular parking spaces on three levels. Two bicycle parking rooms would also be located on P1, which would provide for 31 bicycle parking spaces.
