Located at Jarvis Street just south of Carlton Street in Downtown Toronto, construction at JAC Condos is well underway. Being developed in tandem by Graywood Developments and Phantom Developments, the crane was installed last month, and now, the pit of the two-level underground garage is 90% dug, with shoring having already been completed. The underground levels will accommodate 99 parking spaces, divided between 77 for residents and 22 for visitors.

The current order of business on site is formwork for the perimeter walls and columns of the second level. Walls and columns that are currently being formed are on the west side of the building's second underground level. As soon as all of the walls and columns of that level are completed, the slab of the first parking level will be able to be formed, and work will advance to the forming of the walls and columns for the upper level.

While the form work is being done on the lowest level, waterproofing and underground drainage is also underway. 

Above grade formwork is expected to begin on the site sometime next month, as the tower works towards its final height of 34 storeys. The Turner Fleischer Architects-designed condo will be inclusive of a 10 storey podium, and will come to house a total of 489 residential units, including five townhouse units that will front onto Mutual Street.

Another main part of the development is its heritage restoration component, which will see the integration of the existing heritage facade of the 1865-built Beaux Arts style heritage home on site — known as the Sheard Mansion — into the condo's base, which will become the home of the amenity facility of the building.

A mix of materials are planned for the podium, designed to complement the retained heritage building. This includes dark red brick, white precast concrete, and windows that will be framed in a white aluminum material.

Above, the tower portion of the building will come to feature window wall accented by a similar white aluminum material, and feature metal panels and sections of purple and dark red-coloured spandrel.

Initial building occupancies for JAC Condos are expected to be sometime in the second quarter of 2024.
