Core Development Group has submitted a Zoning By-law Amendment application to the City of Toronto for a site in Scarborough's Birch Cliff neighbourhood. The application seeks approval for a Studio JCI-designed 12-storey residential building located at 150 Clonmore Drive, which would replace a single-storey coin operated car wash and detailing service building currently occupying the site. The site is situated on the north side of Clonmore, east of its intersection with Gerrard Street East.

The site's surrounding area includes mature low-rise neighbourhoods, and areas in flux: 

  • North and immediately east of the site is vacant land owned by the Conservatory Group, seen in the image below, with long term plans for a four-phase high-rise development, the first phase of which is a 33-storey tower and 4-storey podium that has reached the SPA stage. The following phases would gradually surround a green space on what are the re-naturalized former Runneymede Quarrylands. The Conservatory Group's land assets are currently being divided and/or sold, however, so development of this property is currently in limbo. North of the Conservatory lands is the Metrolinx Lakeshore East rail corridor.

  • East of the Conservatory Group land, construction of Clonmore Urban Towns is underway, 7 blocks with 121 stacked townhomes, by the same developer as this site. East of that are single detached homes along Clonmore. (Not shown in the image above.)
  • Immediately southwest of the site, seen in the image above, is a commercial plaza consisting of a preschool, cafe, dental office, and bank machine.
  • West of the Conservatory Group land, and to the left of the area seen in the image above, is an auto shop, Shell gas station, and another commercial plaza. Much of that land is to be redeveloped as Birchley Park with several mid-rise residential buildings, a school, and green space.
  • South of the site across Clonmore and Gerrard is a residential neighbourhood mostly populated by single detached homes.

The planning rationale written by MHBC Planning for 150 Clonmore outlines that the building would feature contemporary architectural design and a range of materials to incorporate with and improve the surrounding neighbourhood. 

The proposal includes indoor and outdoor amenity spaces for residents on the ground, second, and twelfth floors of the building, as well as on the rooftop. The total proposed indoor amenity space is 579m², while the total proposed outdoor amenity space is 581m².

The total gross floor area of the development is 18,350m² with a floor space index of 5.0. The 287 residential units are proposed in a mix of 1 studio (0%), 98 one-bedrooms (34%), 94 one-bedrooms plus den (33%), 34 two-bedrooms (12%), 28 two-bedrooms plus den (10%), and 32 three-bedrooms (11%).

The site would have a 2 levels underground garage with 162 parking spaces; 2 spaces would be for car share, and 2 spaces would be visitors. There would be 248 bicycle spaces.

The site is served by the 135 Gerrard bus which meets the subway at Main Street station.
