Currently under construction on Queens Quay East near Parliament Street is Hines' T3 Bayside – the first of two 10-storey mass timber office buildings on the site. Designed by 3XN of Denmark and Toronto's WZMH Architects, the project is to become part of Bayside Toronto – a master-planned community which includes two million square feet of luxury condominiums, affordable homes, shopping and restaurant destinations, cultural venues, green spaces, and a promenade alongside Lake Ontario.
Under construction since July of 2020, we last checked in on the project in early February, when crews were working on the concrete core of the project's first phase, while assembling the third floor's mass timber structure. Now, with the concrete core completed, crews have progressed to working on the floor of the 7th level, while glazing panels have begun to be applied to the lower levels of the structure.
The installation of curtainwall cladding will continue on the lower levels as the building continues to rise three more levels to its final height of 10 storeys. Hines anticipates that timber installation will be complete for the whole building this summer, with glazing to be completed sometime in the fall.
Timber was chosen for T3 Bayside for its sustainability benefits, as the renewable material absorbs and sequesters carbon – significantly reducing the building's environmental impact. Not only is timber beneficial for the environment, but the construction cost of a mass timber building is similar to that of a concrete or steel building, and often increases the speed of construction by about 20 to 30%.
Once completed in the second quarter of 2023, the T3 Bayside phase one office building will feature post and beam style office spaces. Once inside the main lobby area, exposed timber and modern lounge areas will be visible to visitors.
