Development in the Yorkdale area of Toronto is starting to pop, including at a 2.1 hectare site located at 3450 Dufferin Street across the street from Yorkdale Shopping Centre. Developed by Fitzrovia Real Estate and designed by IBI Group, the three-tower comprehensive mixed-use complex will include residential, daycare, parkland, and commercial restaurant uses.

Currently at the site, the pit has been dug, and its perimeter has been propped up with a shoring wall to prevent earth from outside the pit from falling into it. Crews were able to use a pile and lagging type of shoring wall as there is now underground river at the site.

There are two cranes standing onsite so far, which are currently being used to assist the forming process of the lowest of three underground garage levels. This process is furthest along in the southeast corner of the site, at the foot of the farthest crane in the image below, where we can see multiple formed walls already standing. The forming progress is now moving towards the centre of the site, near the base of the closer crane.

At the northwest corner of the site is a dirt ramp that is used to move construction equipment in and out, and formerly, to remove excavate from the pit. Once all of the necessary construction components have been brought down, the ramp can be demolished, and equipment and materials can be moved into and out of the site by the cranes until the project reaches grade. The ramp will need to be removed when the forming of the lowest underground level reaches that side of the site. The pile and lagging in that corner is already present, behind the dirt ramp.

The completed development will bring a total of 730 purpose-built rental units to the site, between the three buildings, which will rise to be 23, 27, and 29 storeys tall on the west side of Dufferin Street at Bridgeland Avenue. The towers — close to the 401 — will not include any balconies, but will front onto a public park for both residents, and the public to enjoy.
