Just around the corner from chic clothing boutiques, funky bars, and unique restaurants, Groove Condos is a new project by Block Developments tucked in along quiet Vaughan Road; close to bustling St Clair Avenue West and Bathurst Street. The development, with architecture by RAW Design, will be a modern 15-storey building with 152 residential suites.
The exterior of the building presents a maze-like facade, blending texture of masonry and warm colour with contrasting polished and light-toned panels on upper storeys, while the greening of the ground realm will be in the hands of Marton Smith Landscape Architects to complete the look.
On the inside, immediately upon entering, residents and guests will be met with a double-height lobby featuring interiors designed by Tomas Pearce Interior Design Consulting Inc. Warm, light, and inviting tones will create calm, while a sculptural black concierge desk and textural wood ceiling feature will bring drama to the space. Bench seating with pedestal tables next to expansive windows will offer a place to sit and to connect to Wi-Fi.
Other amenities of the project will include a 12th floor terrace, a party room, a gym, and a kids' zone. The kids' zone is to be conveniently located within view right next to the gym, so that parents can enjoy their workout while ensuring that their children are safe at play.
The building's modern party room and multipurpose space will feature a fireplace, big screen TV, and a pool table. The space will also include a catering kitchen and dining space, for residents who like to entertain.
Groove Condos will include outdoor amenity space, as well. The building will have a large outdoor space on its 12th floor terrace, where residents can take in a view of downtown skyline and the CN Tower. The terrace will feature an outdoor kids' zone, an outdoor co-working terrace, and a barbecue and seating area, where residents can choose to dine or lounge. There will also be a second barbecue area on the ground level, so that residents will be able to space out.
Looking to the suite interiors, the vibe is trendy yet timeless, contemporary, and comfortable. The modern, spacious suites will offer residents 9ft ceilings and laminate floors. Kitchens boast soft close cabinetry, under-cabinet lighting, under-mount stainless steel sinks, ceramic tile backsplashes, and quartz countertops. Washrooms will feature similar finishes in addition to a vanity mirror, glass-enclosed showers with full height ceramic or porcelain tile surround and rain shower head, and porcelain tile floors. Each unit will also feature a laundry area with a stacked washer-dryer.
The development is closely connected to the surrounding communities of St Clair West Village, Wychwood, and Forest Hill. It is also within a five minute walk of St Clair West subway station on TTC Line 1, while a streetcar also runs regularly along St Clair Avenue. The building will also be located near George Brown College, at just a five minute bike ride away.
