Terracap Management is seeking approval from the City of Toronto for an Official Plan Amendment, Zoning By-law Amendment, and Site Plan Approval application to permit redevelopment of 3300 Dufferin Street at the southwest corner with Bentworth Avenue in North York. Upon approval, the existing one-storey commercial building on the site would be demolished in order to construct a 28-storey mixed-use building. The site is walking distance to the massive Yorkdale Shopping Centre.
The site has a total area of 1.07 acres, and is currently occupied by a one-storey commercial building which includes three fast-service eateries. Designed by TACT Architecture, the mixed-use building has a gross floor area of 24,922m² and would have at-grade retail facing Dufferin and 351 residential units above, in a mix of of 201 one-bedrooms (67%), 112 two-bedrooms (32%), 35 three-bedrooms (10%), and 3 (1%) live-work units.
Indoor amenity space are proposed at ground level and on floors 6 and 7, while outdoor amenity spaces are located on floors 6, 7, 27, and 28. Indoor amenity spaces would open up to exterior outdoor amenity space to create synergies where possible. There are also two green roofs. A POPS (Privately-Owned, Publicly accessible Space) is proposed facing the intersection of Dufferin and Bentworth at the northeast corner of the site, approximately 417m² in area, while a parkland dedication of 327m² is proposed at the south end of the site.
The development’s vehicular access is proposed off of Bentworth, in the northwest corner of the site via a private shared driveway that accesses the loading spaces, the pickup-drop-off area, and underground garage ramp. Parking is provided mostly below grade, in a three level structure with 228 spaces, 193 for residents and 35 for visitors or retail customers, while 277 bicycle spaces are also provided, 254 for residents and 31 for visitors.
The proposal is served by frequent buses on Dufferin Street, plus limited branch service on the Lansdowne route, while Yorkdale subway station is located approximately 800 metres to the east of the site on Ranee Avenue. The site is within a kilometre of Highway 401.
