On behalf of Reena, Bousfields has applied to the City of Toronto for the rezoning of a 1,207m² property located on the south side of Elm Ridge Drive, between Marlee Avenue and Allen Road, in the Briar Hill neighbourhood. 

Addressed to 155 and 165 Elm Ridge Drive, the site is owned by Reena, a non-profit organization which seeks to increase supportive housing opportunities for individuals with development disabilities, mental health challenges, and other related housing needs. There currently are two buildings on the site which are operated by Reena, and provide accommodation, specialized care, and supervision for individuals with development disabilities.

To the west of the site, are three 7-storey rental residential buildings with surface parking, to the east, is a 9-storey rental residential building. To the north of the site across Elm Ridge is an 18-storey residential building which overlooks Allen Road, and has extensive landscaping along the Elm Ridge frontage. To the south of the site is a linear park which is owned by the City and planned to be made part of the York Beltline Trail in the future.

Reena is proposing to redevelop the site with a single building that would stand 19-storeys plus a mezzanine, and offer a larger, more efficient floor plate which would allow the organization to operate a special purpose, state-of-the-art, supportive housing facility. The new building would provide up to 10,905m² of gross floor area, resulting in a density of 9.03 times the area of the lot.

Designed by Richmond Architects, the new building would provide 106 units, all of which would be secured as affordable rental units for a 99-year period, in accordance with an agreement with the City of Toronto’s Open Door program. 

Of the 106 units, there will be 25 studios (24%), 41 one-bedrooms (39%), 23 two-bedrooms (22%), 14 three-bedrooms (13%) and three four-bedrooms (3%). The building would have a total height of  62.7 metres, plus a 6.5 metre mechanical penthouse, inclusive of a 3-storey base. It would offer a variety of services to support the residential uses including a combined 638m² of both indoor and outdoor amenity spaces, and support office areas.

The site has access to both existing and planned transit services. It is located approximately 600 metres north of Eglinton West station on Line 1, soon to be renamed Cedarvale station when it becomes an interchange station with the new Crosstown LRT. Several bus routes run nearby, including the 32 Eglinton West, 109 Ranee, and 63 Ossington.

Three underground parking levels are proposed, providing 37 spaces, 6 of which would be barrier-free. A total of 50 bicycle parking spaces would also be provided. Vehicular access to a resident pick-up and drop-off area would be provided from Elm Ridge Drive.
