UrbanToronto has released the UTPro New Development Report for August, 2021. UTPro is the newly launched premium database service that organizes, standardizes, and visualizes information from the City of Toronto's development applications. This UTPro New Development Report analyzes new development proposals for large projects submitted to the City. (UrbanToronto defines a "large project" as anything larger than a typical detached home.) Before we dive into the numbers, however, some important caveats to keep in mind: these numbers are for proposals only, and they are subject to change at any time up until (and sometimes even after) completion. Also, due to the early stage of the development process, some documentation may be missing; the numbers for some components of the data might not add up in some cases.
In August, 2021 there were applications submitted for 24 large projects, proposing a total of 40 new buildings, with 8,140 dwelling units, and 5,279 parking spaces. If the new projects are built as proposed, they would constitute approximately 673,432m² of Gross Floor Area of development, developed on over 173,316m² of site area, giving a total FSI of 3.89.
To contextualize these numbers:
- 17.3 hectares (173,316 m²) of site area is equivalent to about the Danforth Greektown strip. With a total FSI of 3.89, this means that the 8,140 dwelling units, plus the 50,603 of commercial GFA, can be built as 3- and 4-storey buildings across 15 wards in the city.
- There were many infill proposals submitted in August, 2021, one example being 91 Raglan (designed by Onespace Unlimited for Camrost-Felcorp).
