Applications have been submitted to the City of Toronto for a project that looks to transform Broadview Avenue north of Eastern Avenue in Riverdale. On Sept 9, the City received applications for Official Plan and Zoning By-law amendments from Bousfields Inc. on behalf of Streetcar Developments, for properties known municipally as 21 through 53 Broadview Avenue, 344 Eastern Avenue, and 18-34 and 40 Lewis Street.
Taken together the properties make up a site that is approximately 5,137m² in area. The site is currently home to an automotive dealership as well as ten derelict 1 to 2 storey semi-detached and rowhouse dwellings along Broadview Avenue.
The proposed amendments are part of an effort to redevelop the site with a 12-storey mixed-use building at the corner of Broadview Avenue and Eastern Avenue. The proposal, designed by Danish architecture firm CEBRA in conjunction with Kasian, also includes fifteen 3-storey townhouse units on the east side of the site and a 466m² public park at 344 Eastern Avenue. The exterior is primarily of masonry with punched windows, the overall building in a slab form with slices removed from it so that it appears as if assembled from component parts.
In total the proposed development would contain 28,638m² of residential area with 340 units comprised of 110 one-bedroom units (32%), 195 two-bedroom units (57%), 35 units of 3 or more bedrooms (11%), as well as approximately 794m² of retail space at grade. The project would also include 102 underground parking spaces, 82 for residents and 20 for visitors or retail. There would be space to store 310 bicycles for residents and 40 short term spaces.
