The push by developers and the City to bring more housing to Toronto has brought on the demolition of many older buildings across Toronto in recent years. While much of the demolition has been limited to one, two, and three-storey buildings, typically houses, demolitions of larger buildings are becoming more common too. In the Yonge-Eglinton area, the promise of the new Crosstown LRT is pushing the local skyline to new heights: at the corner of Redpath and Broadway, just west of Mount Pleasant and north of Eglinton, a group of buildings—including one 10-storeys tall—is being taken down to make way for Reserve Properties and Westdale Properties' latest additions to the neighbourhood.
The Untitled Toronto and 100 Broadway developments will bring a trio of residential towers to the site. Untitled Toronto's design is the result of a collaboration of Grammy-winning recording artist Pharrell Williams working with both IBI Group and U31 on the building's architecture and interior spaces. Next door, 100 Broadway is an associated rental tower designed by IBI Group and U31. Before these developments can rise to heights of 21, 33, and 36 storeys, the site is being cleared of existing buildings, consisting of a 10-storey rental tower at the northeast corner of Redpath and Broadway, mid-rise buildings to the east on Broadway, and house-form rentals to the north on Redpath.
The first signs of interior demolition were spotted early this year, with structural demolition commencing in April. This phase of pre-construction activity is now in full swing, with the 10-storey building in the process of being taken down by hydraulic excavator arms, one bite at a time. The demolition has removed all ten levels of the building's northwest corner, revealing stairwells and former unit interiors. Lower down, exterior removal preps remaining sections of the structure for demolition.
To the north and east, almost all of the low- and mid-rise buildings have been removed, with just one of the mid-rises remaining at the east end of the site. When demolition is complete, shoring will begin, marking the start of construction.
Untitled will add 21- and 33-storey condo towers to the block along with the associated 36-storey rental tower at 100 Broadway, combining to bring over 1,150 condominium and rental units to the site. Just across the street to the south, another Reserve and Westdale project is advancing with ongoing construction for Line 5 Condos, which will bring another 930 units to the block upon completion.
