Rising land value in Downtown Toronto has sent developers to less intensively developed areas of town like Kingston Road in Scarborough, where comparatively lower land costs are paving the way for new luxury residential developments available to wider demographics. Perch Condominiums is one such project bringing the luxuries of Downtown condo living to Kingston Road, while also offering the natural appeal of the Highland Creek valley it will overlook.

We've already taken a look at this 11-storey, Core Architects-designed building from Firmland Developments Corp—named for its perch above the Highland Creek valley—which is offering 163 condominium suites and five integrated condominium townhomes with private street entrances, ranging in area from 466 ft² to 1,385 ft², and available in a mix of one-bedroom to three-bedroom layouts. Last month, we took a look at the building's suites, which are to feature interiors by Cecconi Simone, and this month we're back for a look at the building's suite layouts.

Among the selection of one-bedroom and one-bedroom+den units, a layout referred to as Oriole is a one-bedroom+den plan offering two bathrooms and 577 ft² of indoor living space. Found on levels 6 through 11, this layout offers a southeast exposure overlooking Kingston Road, with outdoor living spaces ranging from 52 ft² balconies to 209 ft² terraces, depending on the floor.

Stepping up in area, the Cedarvale layout is an 824 ft² two-bedroom+den plan offering two bathrooms. Also located on levels 6 through 11, this southwest corner unit layout includes outdoor living spaces overlooking Kingston Road that vary in area between 73 ft² balconies and enormous 587 ft² terraces.

Larger still is a three-bedroom+den, two-bathroom unit with a generous 1,385 ft² of indoor living space. Aptly named Highland, this suite occupied the building's curvilinear north elevation overlooking the Highland Creek Valley. Located on levels 6 through 10, this layout offers twin balconies that add up to 192 ft² on levels 7 through 10, while the sixth floor Highland layout is to feature a wraparound 404 ft² terrace just above the valley edge's treetops.
