A generation after a rental boom redefined Toronto's Yonge and Eglinton area, a wave of new purpose-built rental buildings is coming to what has become one of the city's fastest-growing neighbourhoods. Part of the wave is a new rental tower from Fitzrovia Real Estate Inc. known as The Parker, now coming together at the intersection of Redpath and Broadway avenues, between Yonge Street and Mount Pleasant Road.
Construction for this 37-storey, Graziani + Corazza Architects-designed building has been active since the close of 2018, when shoring rigs kicked off the process. Excavation and underground forming followed, with the tower rising above grade and quickly making an impact on the local skyline in 2020. We last checked in on the site back in September, when forming had reached the 18th floor, just shy of the tower's halfway point. The Parker's rise in the months since has been swift, with the concrete forming of the residential floors having been completed in February.
Now in April, the mechanical penthouse above is taking shape, the uppermost roof above at 123.13 metres in height. Once complete, this area will be shared with indoor and outdoor rooftop amenities: unlike the early rental buildings in the area that had few if any amenities, The Parker is among the new wave of rentals that will boast amenities that are akin to the range of facilities that are typically found in modern condo projects.
Lower down on the building, cladding installation was just getting underway at the time of our September update, with precast panels installed up to the seventh floor. This material has now been installed across the majority of the building, stretching to just a few levels shy of the mechanical penthouse. Meanwhile, window wall with glazed spandrel panels and black aluminum mullions is now installed about two thirds of the way up the tower.
Completion of the 25,270 m² building is still on track for the third quarter of this year, after which it will begin to welcome the first residents of its 349 rental apartments.
