Concord Adex's Concord Park Place community in North York continues to add new buildings at its site along Sheppard Avenue East between Bessarion and Leslie subway stations. The master-planned community has already had its first eight condominium buildings completed, with four more towers currently under construction, and three future towers plus a mid-rise complex on the horizon. The four towers currently being built are rising along the southern edge of the community on McMahon Drive.
The two pairs of IBI Group-designed towers are at different stages of construction.
Seasons at Concord Park Place is the much further along of the two, its 33 and 36-storey towers now approaching their final heights of 107.28 and 115.51 metres. As the towers rise, cladding installation now encloses large areas of the buildings, while revealing the progression of a notable design feature that will differentiate these towers from their surroundings…
Prominent in pre-construction renderings, the towers' glass balcony guards feature a leaf motif, enamelled into the balcony glass of the north and south facades, creating visual interest for motorists on Highway 401 to the south and a community park to the north. Exterior finishes are being applied to street-fronting townhomes as well, with a mix of precast, masonry, and glazing bringing together the townhomes' aesthetic.
West of Seasons, sibling development Saisons—the French translation of Seasons—is rising towards grade. Excavated at the same time as Seasons, work on forming Saisons started later, and then construction stalled temporarily during the early days of the COVID-19 pandemic. The latest photos of the Saisons site show that the final P1 parking level is now taking shape, with forming moving east-to-west across the site. Once above grade, these next towers will begin to rise into the Concord Park Place skyline.
Previously planned at 15 and 25-storey heights, a January, 2020 Minor Variance application that sought increases in height for Saisons succeeded, to result in towers of 18 and 29 storeys and heights of 64 and 94 metres respectively, approved on the condition of a $1.1 million payment to the City.
All four buildings are across the road from Ethennonnhawahstihnen Park. Initially slated to be called Woodsy Park, its name was replaced with the multisyllabic Wendat word which means "where they lived a good, beautiful life."
