A proposal is in the works for a heritage building located in Toronto’s Riverside neighbourhood at 685 Queen Street East, pending the approvals of a minor variance application, site plan control, and rental housing demolition and conversion by Streetcar Developments. The proposal designed by Kirkor Architects Planners would renovate a heritage co-op building and create rear 5-storey addition.

Located on the south side of Queen Street East, just west of Broadview Avenue, the site currently contains a 2 and a half residential building divided into 9 rental units, and operated by Riverdale Co-operative Houses. The project would see the Co-op partner with the City of Toronto to create more affordable housing.

The proposal is for the existing building with its 9 rental units to be retained, while creating 17 new units, for a total of 26 in a mix of 1 studio, 13 one-bedrooms, 9 two-bedrooms, and 2 three-bedrooms. The proposal has a gross floor area of 2,638 m², slightly increased from an initial proposal of 2,619 . The property would also have 181 of landscaped open space

At grade there would be 3 parking spaces for residents' use, along with 28 bicycle parking spaces. The development is targeting Toronto Tier 2 Green Standards and features fully accessible floors, with 62% of units being barrier-free.
