2380 Kingston Road Limited, the owners of two adjacent properties on the retail strip in Scarborough's Cliffside Village, have submitted a Site Plan Approval application to the City of Toronto. Currently used as surface parking lot, 2380 and 2383 Kingston Road would be redeveloped as a 6 storey mixed-use building with commercial on the ground floor and rental residential suites above.
Located at the north side of Kingston Road between Sandown Avenue and Sharpe Street, the surroundings are comprised of predominately 1 and 2-storey mixed-use buildings, mostly with retail on the ground floor and rental residential units on the second floor. The 25 metre-tall proposal is designed by Richard Zeigler Architect and has a total gross floor area (GFA) of 2,759 m².
This is comprised of 2,615 m² of residential GFA on the upper floors, and 144 m² of retail GFA on the ground floor, fronting the street. There are 39 rental suites proposed in the building, in a mix of 25 one-bedrooms, 13 two-bedrooms, and 1 three-bedroom unit. Nine of the suites are being proposed as off-site replacement of existing rental suites a block further east at 2448-2450 Kingston Road, which is currently subject to another application for Site Plan Approval.
Vehicular access to the proposed development would be provided from Sandown Lane along the north side, with parking 11 surface parking spaces provided above grade. The parking lot would also serve a second function as a buffer from the adjacent low-rise residential properties to the northwest. Beside the parking, a 78 m² of landscaped open amenity space is proposed.
