Diamond Kilmer Developments have set their sights on a new residential development north of The Danforth, having submitted applications to the City of Toronto for Official Plan Amendment and Zoning By-law Amendment at 954 and 958 Broadview Avenue.

The site consists of detached and semi-detached houses, a four-storey 19th-Century heritage building currently used as "Estonian House," and surface parking. To the west of the property is the forested bank of the Don Valley, to the north, a mixed-use corridor of tall buildings, and along Broadview, to the immediate east and south, low-rise residential and commercial buildings.

The opportunity to acquire the property and continue on the previous applications was taken by the new owner, including an appeal to the LPAT which was assigned to them.

The applications originally contemplated an 18-storey building consisting of a variety of senior resident rental units and care services. With the property under new ownership, revisions reflect the feedback received to-date, including a reduction in overall height and gross floor area.

Designed by Graziani + Corazza Architects, the proposal comprises a podium “tail” element and a taller building element, 4 and 16 storeys respectively. Ground floor units would have garden terraces while units on the upper floors have a mix of juliet and traditional balconies. The new building is set back from the front façade of the heritage building by 7 to 9 metres, maintaining the heritage building’s prominence along Broadview Avenue.

Overall, the updated proposal contains 15,848 m² of gross floor area, resulting in a density of 3.30 FSI. The proposal includes retail space on the ground floor of the re-adapted heritage building, with the opportunity for active outdoor seating to spill out into the public realm.

The proposed development contains 223 units, with a mix of 66% one-bedroom suites, 23% two-bedroom suites, and 11% three-bedroom suites. The interior amenity include gym, pet spa, party room, and multi-purpose “urban garage” facility. The outdoor amenity includes pet relief area, a gym patio, a landscaped mews, and a rooftop terrace with raised garden plots. Overall, 91 vehicular parking spaces are proposed in a three-level below-grade facility.

The new design restores and integrates the heritage component through the removal of the 1960s, 1970s, and 1990s accretions to the building.

The revised proposal adds a new landscaped open space to the public realm and provides the opportunity to re-naturalize the rear of the Property, currently an asphalt parking surface, and dedicate these ravine lands back to the City and TRCA.
