Last month we got acquainted with a new mid-rise condo coming to Kingston Road in Scarborough, named for its perch above the Highland Creek valley. While presenting an urban face to the street, Firmland Developments Corp's Perch Condominiums is designed to embrace the valley with a flowing facade that interfaces with its lush parklands. Now, more details of the project—located in proximity to the growing education district of the University of Toronto Scarborough and Centennial College - Morningside Campus—have been released regarding what will await residents of the 11-storey, Core Architects-designed building, including a selection of amenity spaces appointed by Cecconi Simone.

Amenities at Perch are designed to maximize space and functionality for residents, exceeding City requirements for amenity space without the high maintenance costs associated with amenity-laden buildings. Traditional high-upkeep/low-versatility spaces like a swimming pool have been passed over for those that encourage resident interaction and connectivity with the adjacent ravine and Kingston Road. To this end, many of Perch's amenities are concentrated on the ground floor.

The first common area residents and visitors will encounter is the lobby, featuring a lounge area and concierge desk defined by curving architectural features in a minimalist palette of finishes. Adjacent to the lobby lounge, residents will have access to the Fireside Lounge, as well as features like parcel storage lockers, a pet spa, and a stroller parking area designed to handle increasingly wide strollers.

Occupying the southwest corner of the ground floor, a fitness centre will benefit from two full walls of floor-to-ceiling glazing that will fill the space with natural light. Adjacent to the fitness centre is a yoga studio as well as universal washrooms, a WiFi lounge, and a co-working space.

Along the ground floor's north edge, a ravine-side party room will offer catering space and a separate bar area, treating residents to views into the Highland Creek ravine.

Just beyond the party room windows, the building's northwest edge is to be lined with outdoor amenity spaces. Featuring landscaping by Land Art Design, they will include an alfresco dining area, kids' play area, a water feature, a lounge and reading patio, a bbq area, and a pet area.

Perch is to further live up to its name with a rooftop amenity terrace on the 12th floor, set to include a lounge, bbq and dining areas, and a water feature.

Additional amenity spaces will be found elsewhere in the building, including a wine tasting area on level six, a karaoke lounge on the P2 level, and a workshop room on the P3 level.
