Midtown Toronto's Yonge-Eglinton area remains one of the hottest development nodes in the city, and another raft of new projects, early in their construction or soon to begin, promises continued growth years into the future. Among these projects, a pair of residential complexes from the team of Reserve Properties and Westdale Properties will soon add significant density to a block of Broadway Avenue, between Redpath Avenue and Mt Pleasant Road.
On the south side of Broadway, just east of Redpath, the first project from Reserve and Westdale on the block is Line 5 Condos. Adjacent to the topped-out CityLights on Broadway development, it is named for the Crosstown LRT, now under-construction, which the TTC will number as Line 5 once it opens in 2022. This pair of towers will rise 33 and 36 storeys, designed as fraternal twins by IBI Group.
The first signs of work for the complex were spotted in October of last year, when demolition crews arrived to start removal of the previous rental buildings and free up the site for redevelopment. This paved the way for heavy equipment as well as a ceremonial ground breaking towards the close of 2020.
The arrival of drilling rigs to work on the site's shoring system was the first step in construction, a task that is continuing into January. Next, the site will be excavated before a crane is installed to begin forming the underground levels of the complex. While the recent provincial lockdown orders have affected many construction sites, "construction to prepare a site for residential development, including any necessary excavation" has been grouped among the long list of essential construction activities allowed to proceed.
Directly across the street to the north, the next project coming to the area from Reserve and Westdale is the anticipated Untitled Toronto, which features a high-profile collaboration of Grammy-winning recording artist Pharrell Williams working with IBI Group and U31 on the building's architecture and interior spaces. The pair of 21 and 33-storey condo towers, along with an associated 36-storey rental tower to be built at 100 Broadway, will soon bring even more life to the block.
The developers have declared their intention to commence work in this first quarter of 2021, and it has now started behind the scenes. An application to construct the new buildings was applied for in November, and a demolition application was applied for in December. These applications are currently undergoing review by City staff, and the site has been fenced off in expectation of permission for that work.
