A developing high-rise canyon on Toronto's Church Street could grow another tower longer, with a recent rezoning application outlining plans to construct a 53-storey condominium tower at 241 Church Street, at the northeast corner of Church and Dundas. Proposed by Graywood Developments, the project would replace a gas station immediately south of Ryerson University's George Vari Engineering and Computing Centre.

Designed by Turner Fleischer Architects, the tower would rise to a height of 168.55 metres, and hav a total gross floor area (GFA) of 34,302 m². The space would be dedicated primarily to residential uses, with 34,005 m² representing 99% of the proposed GFA. The remaining 297 m² is planned as ground-floor retail space with frontages along both Church and Dundas streets.

There are 521 condominium units proposed in a mix of 96 studios, 200 one-bedrooms, 171 two-bedrooms, and 54 three-bedroom units. This breakdown results in 43.2% of units being multi-bedroom.

The eight-storey podium is marked by an inverted terraced massing, designed in a nod to 222 Jarvis, the former Sears Building and local landmark, while creating space for a six-metre wide sidewalk. The podium's articulation and horizontal slat exterior were also meant to form a relationship with the Ryerson Engineering building to the immediate north.
