An October application submitted to the City of Toronto is seeking Official Plan and Zoning By-law amendments to permit an unconventional looking rental complex at 824 Sheppard Avenue West, about a kilometre east of Sheppard West subway station. The proposal from developer Almega would bring a mix of market and affordable rental to a site, housed in a 6 and 14-storey buildings designed by Chamberlain Architect.

The proposal's two buildings are planned to reach heights of 21.1 and 47.9 metres, and be connected by a three-storey podium. The complex would have a total gross floor area (GFA) of 19,483 m², with 15,872 m² of residential space accounting for roughly 80% of the total, along with 462 m² of retail GFA, and a daycare with of 360 m².

A total of 270 residential rental units would include 54 affordable units that would account for 20% of the total. The units are proposed in a mix of 30 studios (11% of total), 162 one-bedroom and one-bedroom plus dens (60%), 62 two-bedroom and two-bedroom plus dens (23%), and 16 three-bedrooms (6%).

A two-level underground garage would house 213 parking spaces, 197 of the spaces for residents and 16 for visitors. 203 bicycle parking spaces are also proposed, 184 for residents and 19 for visitors. The Allen Road and its connection to the 401 would be nearby to the west, where the Line 1 subway station is also found.
