More than 15 years of construction has reshaped the Regent Park community, and the five-phase, mixed-income revitalization from Toronto Community Housing (TCHC) and The Daniels Corporation is now in its third phase, which has already born results through several residential towers and new athletic grounds, while many more elements of the third phase are progressing through construction.

Of the active Phase 3 projects, the furthest along in its construction is EVOLV, a 29-storey market-rate apartment tower from The Daniels Corporation underway on River Street south of Dundas. The IBI Group-designed building topped out 102 metres above the Regent Park Athletic Centre early this year, and with the crane and hoist now removed and cladding practically complete, the building is gearing up to bring 346 market-rate rental apartments to the area along with ground-floor retail space.

Immediately north of EVOLV is Daniels' Field House EcoUrban Towns at River Street and Wyatt Avenue, also designed by IBI Group. These towns—being built with all electric building systems, renewable power, as well as sustainable and energy-saving building materials—will welcome their first residents in the comings months.

A block to the north, a row of condominium buildings lining Dundas west of River Street is growing. Now in the home stretch between Sumach Street and Tubman Avenue, Daniels DuEast Condominiums includes 11- and 29-storey towers that topped off in late 2019 and early 2020 respectively. Now almost fully clad with interior work progressing, the pair of Core Architects-designed buildings will soon bring another 437 condo units and new ground floor retail to this stretch.

Across Tubman Avenue from the topped-out DuEast buildings, the next market condominium complex in Phase 3 is rising at northwest corner of Dundas and River. Daniels' Artworks Tower and Artsy Boutique Condos was the site of a crane accident this Summer, which has delayed progress for the pair of Quadrangle-designed 11 and 33-storey condominium buildings in the few months since as an investigation proceeds. Upon completion, the complex will add another 440 condominium units to the site, while extending the ground-floor retail stretch forming along Dundas East.
