Just a few months after an initial Site Plan Application (SPA) was submitted with the City and almost exactly three years since rezoning was tabled, the project known as Untitled Toronto at 100 Broadway Avenue is closer to its final form. Known for its design team of recording artist Pharrell Williams working with architects IBI Group and interior designers U31, the proposed Midtown residential complex from developers Reserve Properties and Westdale Properties took its latest step forward with a resubmitted SPA in late-August.

The revised SPA submission addresses comments received from the City on the May, 2020 submission, which we looked at in this article that focused on the park concept at the corner of Redpath and Broadway. A number of tweaks have been implemented on both building components and public realm elements, bringing the project closer to approval. Among the most prominent changes are revisions to the proposed park and POPS areas (Privately Owned Publicly-accessible Space), bike lane incorporation, and landscaping.

Toronto's Urban Design staff recommended the developer dialogue with Parks staff regarding the future public park, so that its design could be better coordinated with the design of the POPS spaces for a more cohesive public realm. Following a meeting at the end of June, the developer and Parks staff will work together in a separate process from the SPA for above-base condition park improvements. 

As a result, the park concept from from NAK Design Strategies has been modified heavily in the latest application. Changes include the modification of grading, the removal of a retaining wall, and an overall improvement in wind conditions. Mitigation of wind conditions for other public realm elements has also been designed into the plan now with a canopy being added over a retail patio at the southwest corner of the building, and the height of parapet glass walls along the north and west sides of terrace levels has also been modified.

Seeking to finalize all details in advance of construction permits, various other adjustments and clarifications are found in the revised application documents include plans for rental replacement units, and groundwater and stormwater management plans.
