A few blocks south of the future Mt Pleasant Crosstown LRT station, and a couple blocks east of Davisville subway station, a new development proposal seeks to add a mid-rise building geared toward senior living and care. Located at the southeast corner of Mt Pleasant Road and Balliol Street, the Midtown Toronto proposal calls for a 9-storey mixed-use building.

Submitted by 2659888 Ontario Inc, an Official Plan Amendment and Zoning By-Law Amendment application was submitted to the City to develop the site—currently occupied by a two-storey building, a semi-detached home, and a restaurant—with the 9-storey mixed used building reaching a height of 36.74 metres including the mechanical penthouse. Three 3-storey residential townhouses are also proposed in the southeast corner of the lot.

The proposal, designed by G Architects and located at 405 and 415 Mount Pleasant Road, 323 and 325 and 323 R (Rear) Balliol Street, will be predominantly for seniors’ care and living and proposes to add 68 memory care suites and 18 assisted living units to the area, across 8,822 m² of gross floor area. Included in the building, the proposal also looks to add 325 m² of office space, and 325 m² of ground floor retail and community use space.

Memory care suites are designed for seniors living with dementia or cognitive impairments with support from experts certified in Alzheimer’s care. Assisted living units are designed for independent supported living with various levels of dining, laundry, activities, and professional care, tailored to an individual’s needs.
