Decades after a mid-20th century surge of rental apartment developments redefined Toronto's Yonge and Eglinton area, a second wave of rental towers is now arriving, being built alongside the condo towers that have dominated our current regional building boom. At the southwest corner of Broadway and Redpath avenues, a new rental tower from Fitzrovia Real Estate Inc. known as The Parker is now quickly ascending among older rental buildings and newer condo towers. The new building will offer rental tenure like the older buildings in the neighbourhood, but with condo-quality finishes and amenities like the newer buildings in the area.

The 37-storey, Graziani + Corazza Architects-designed has been under construction since the end of 2018. After shoring, excavation, and the forming of underground levels, concrete forming has since risen as high as the 18th floor, which is roughly halfway to the tower's final height of 123.13 metres. Unlike the slab-style apartment blocks that line the area's residential streets, The Parker takes a point tower form built close to lot lines, more in line with the urban planning principles of today than the Tower-in-the-Park apartments that densified the area decades ago.

As the tower ascends, an exterior construction hoist has begun to rise along the north facade over Broadway Avenue. This hoist is now in place as high as the 11th floor, allowing easier access for crews and equipment.

Precast concrete cladding is now installed as high as the seventh floor. These first exterior finishes will frame window wall and glazed spandrel panels and black aluminum mullions. Other details are set to include tempered glass guards for balconies, and a black pre-finished metal cladding for the mechanical penthouse level.

Upon its expected completion in the third quarter of 2021, the 25,270 m² building will introduce 349 rental apartments. Residents are set to enjoy condo-style amenities including an outdoor rooftop pool with cabana/terrace area, a gym and yoga room, multi-purpose lounge areas, a party / entertainment room, and a lobby with concierge desk. Helping to animate the ground level, the building is planned with retail integrated into the base.
