Developer Crown Communities is advancing their plans for a proposed condominium complex at 7437 Kingston Road, with the project being further refined in the latest application for Site Plan Approval (SPA) tabled at the end of August. The proposal aims to bring a pair of Kirkor Architects-designed condominium buildings to Kingston Road on a vacant site just east of Sheppard Avenue East/Port Union Road in eastern Scarborough, and backing onto Highway 401.

The initial proposal dates back to a June, 2018 submission for the site seeking Zoning By-law Amendments and SPA for a group of six four-storey buildings designed by SRN Architects, with a total of 128 residential units. A revised plan submitted in late 2019 called for a pair of 11-storey Kirkor Architects-designed condominium buildings with a combined 486 units. Revised yet again, the current plan still calls for a pair of 11-storey buildings, though many revisions have been introduced, heavily altering the previous design.

The current plan proposes a gross floor area (GFA) of 29,472 m², reduced from the previous 30,037 m² plan, to be used entirely as residential space. The overall unit count has dropped from 486 to 446 suites, now proposed in a mix of 11 studios, 223 one-bedrooms 157 two-bedrooms, and 50 three-bedrooms. This count eliminates the majority of the studios proposed in the previous submission, which called for a mix of 100 studios, 186 one-bedrooms, 151 two-bedrooms, and 44 three-bedrooms.

Other prominent changes include the addition of three-storey base building elements for both buildings, with increased fourth-floor step-backs in an aim to create a smoother transition between the mid-rise elements and the low-rise neighbourhood built form to the north. New outdoor amenity space has been incorporated, while a proposed "tot lot" has been relocated adjacent to a proposed public park, and in a position with better sunlight.
