A proposal submitted to the City of Toronto in early September to redevelop a vacant storefront at 252 Parliament Street, just north of Shuter Street, would add density to a mostly low-rise strip across the street from Regent Park. Proposed by Avanew Parliament LP and Core Development Group, the Zoning By-law Amendment application seeks to add a 9-storey purpose-built rental building to the location.

The 5,098 m² mixed-use building would add 71 rental units with 140 m² of retail and office at grade. Of the residential rental units, there's an odd mix of units proposed: 35 studios, 18 three-bedrooms, and 18 four-bedrooms. 23 vehicular parking spaces and 88 bicycle parking spaces are proposed on two underground levels.

Of note, the building is planned to utilize renewable geothermal heating and cooling by installing the energy-efficient system in the ground below the garage levels. Geothermal utilizes the constant temperature of the Earth to heat the building in the winter, and actually cool it in the summer.

Early renderings of the Studio JCI designed building show step-backs at the rear of the 30.8 metre-high building (to the top of the elevator overrun) on levels three through nine, to provide a transition to the low-rise residential neighbourhood just west of Parliament Street.
