The plan for a 12-storey condominium development at 1478 through 1496 Kingston Road east of Warden in the Birch Cliff neighbourhood of Scarborough is firming up with a revised application to the City of Toronto. Nova Ridge Development acquired the site with new zoning in place, and are now bringing the project to market with the name The Manderley Condominiums, referencing the neighbourhood street to the east.

The early 2020 application to the City revealed an updated design for the project by IBI Group, and with marketing for the project now rolling out, several new renderings of the building have been released that show further design refinements. The plan retains the massing set out by the recent Zoning By-law Amendment while a introducing the red-framed corner feature.

The latest batch of renderings also provide a look at some of the building's common areas, which are to be appointed by Michael London Design. The building's ground-floor lobby and rooftop party room will act as vertical bookends to the 198 condominium units found on the floors between. The rooftop party room, pictured below, is set to be furnished with a billiards table and a fireplace lounge which opens out onto an outdoor terrace. Additional amenities will include study rooms, a boardroom, a kids room with outdoor terrace, a pair of meditation patios, and a pet wash station.

The Manderley is now accepting registrations for its collection of units, which range from 400 ft² to 1,100 ft² in one-bedroom to three-bedroom configurations, priced from the $400,000s.
