An application seeks Site Plan Approval from the City of Toronto for an addition at the base of the Adelaide Place office complex on the northeast corner of Adelaide Street West and University Avenue. Proposed by property-owner Dream Office REIT, the plan calls for Cumulus Architects Inc.-designed additions and modifications to the complex's first and second floors.

The plan would heavily alter the base of the 24-storey west tower's frontages on both University and Adelaide, as well as make changes to the base of the 20-storey east tower. The west tower's current base fronting the University-Adelaide intersection features a raised office lobby accessed through a sheltered open space, with three supporting columns supporting the tower above. The addition would enclose the tower base with new space jutting out to the west and south property lines at the corner, add a canopy and new lobby wall and entrances to the north, with more modifications to the east along Adelaide.

The combined additions would add 276 m² of new floor area to the complex, accommodating expansions for two restaurant tenants. Of that, the curved double-height addition at the corner of University and Adelaide would create 120 m² of added floor space. Further east on Adelaide, modifications are also planned for the nondescript 1.5-storey connecting volume between the two towers, with a pair of similar curved projections set to add 25 m² and 36.5 m² to the ground floor, while an additional 80 m² would be added to the second floor's south end.

Set to replace the curtainwall glazing and granite exteriors at the base, architectural diagrams detail new materials for the additions. These are set to include new sections of granite cladding and blue pre-finished aluminum to match existing finishes, as well as new sections of curtainwall glazing and clear anodized aluminum cladding.
