Since last year's big announcement that Reserve Properties and Westdale Properties had enlisted international Grammy award-winning multi-disciplinary artist Pharrell Williams to co-design their new two-tower project near Yonge and Eglinton, details of the Untitled Toronto development at 100 Broadway Avenue have continued to be released. While much of the coverage has focused on Pharrell's design contributions alongside architects IBI Group and interior designers U31, a May, 2020 planning application brings plenty of new details about the project's public realm contribution to the northeast corner of Broadway and Redpath avenues.
The revised Site Plan Approval (SPA) application submitted to the City includes a detailed concept of the project's public realm from NAK Design Strategies. The plan calls for a landscaped public plaza—some of it parkland, some of it a POPS (Privately Owned Publicly-accessible Space) facing the street corner, and narrowing to the east. The image below outlines in red the 746 m² area to be conveyed to the City as parkland, with the remainder of the plaza to be the extended POPS area.
Diagrams identify features including sculptural seat walls bordering a planting area, a "bosque" of trees growing from below the plaza and providing shade to sculptural benches, a water play element with granite sculptures, as well as granite paving and seating to match. Bike racks are to be located closer to the buildings while privacy plantings and screens buffer the public space from ground level townhomes.
A budget estimate itemizes the park components' costs while presenting a total of $1 million excluding taxes and a contingency.
