An application for site plan approval has been submitted to the City of Toronto for the development of a 7-storey mixed-use building at 1744 Dundas Street West, on the northeast corner at Lansdowne Avenue in the Brocktown Village neighbourhood. 

Prepared by Sol-Arch Architects, the proposed building is long and narrow, combining glass at street level, brick and panel on floors two through four, and a combination of glass and panel on the upper three storeys.

On a lot that has housed a small used car dealership, the proposed development contributes 160 of commercial space at street level, with 1,192 of residential space above to accommodate 19 rental units. Of these, four will be one bedroom units and 15 will be two bedroom units with average unit areas being 53 and 62 respectively.

The building rises uniformly from the base until the sixth floor, after which floors six and seven step back to retain a 45 degree angular plain from street level. Unique west-facing terraced units are included for residents on floors five and above, with a shared amenity terrace space located on the roof.

Despite the City’s Zoning By-Law (569-2013) which would otherwise mandate 19 parking spaces for the development, only 2 visitor parking spaces are being proposed on-site, with no additional parking spaces for residents included in the designs. Given the proposed development’s proximity to numerous streetcar, bus and active transportation routes, as well as being within walking distance of Lansdowne Subway Station, residents are afforded a range of transit options to compensate for the absence of on-site parking.

This development is the latest of several proposals for the area, with some three similar mid-rise buildings currently underway a block west near Dufferin Street.
