An application seeking Site Plan Approval (SPA) submitted to the City of Toronto in late May, 2020 would bring a high-rise development to 2540 Gerrard Street East, just east of Victoria Park Avenue within the largely-disused Runneymede Quarry Lands. The proposed condominium tower, designed by Richmond Architects for developer the Conservatory Group, would rise 32 storeys plus a mechanical penthouse level, reaching a height of 103.65 metres.
The Block 1 plan covered in this application represents one phase of a multi-phased community spanning four blocks of residential and one block of public space across the east end of the former quarry. Block 2, a chevron-shaped tower at the west end of the community, was granted SPA by the Ontario Municipal Board in 2011.
Now, plans for Block 1—to rise to the east of Block 2 across a new north-south public road—are calling for a building with 29,546.4 m² of gross floor area, entirely dedicated to residential space.
A four-storey podium and tower are proposed to contain 367 condominium units, planned in a mix of 194 one-bedrooms and 173 two-bedrooms. A two-level underground garage would have 413 spaces, with 367 resident parking spaces and 46 visitor spaces.
The application contains roughly two dozen renderings, accompanied by elevation diagrams with material lists that detail the planned finishes. The building is proposed to be clad in a mix of precast concrete panels, metal panels, and a window wall cladding system framed by spandrel glass panels and aluminum louvres, while balconies would have glass guards held by aluminum railings.
