The Vaughan Metropolitan Centre area now forming around the TTC subway terminus of the same name is growing denser every year, and now another multi-tower complex has been proposed which could add to the new skyline developing around the Highway 7 and Jane Street area. The proposal seeks an Official Plan Amendment and Zoning By-law Amendment from the City of Vaughan to permit a pair of residential towers at 216 Doughton Road, a five-minute walk southeast of the subway station.
The proposal from developer Plaza calls for 47 and 49-storey Quadrangle-designed residential towers connected to a four-storey podium, rising to heights of 152.6 and 158.5 metres. The complex would have a gross floor area of 76,124 m²/819,401 ft², entirely made up of residential space, with no retail or office space proposed.
A total of 1,151 new residential units are proposed in a mix of 14 studios, 762 one-bedrooms, 367 two-bedrooms, and eight three-bedroom units, along with four guest suites not included in the unit breakdown. The 49-storey tower would contain 523 units, the 47-storey tower would house 514 units, while the podium would contain the remaining 128 units.
Four levels are proposed underground, including a B1 mezzanine level with service space, above a three-level garage with 686 parking spaces, 571 spaces for residents, and 115 for visitor parking. The underground levels are also proposed to house bicycle parking, with 585 long-term resident spaces and 15 short-term visitor spaces.
The south tower's south wall and the north tower's west wall would feature varyingly crimped balconies. The remaining elevations are planned with rectilinear patterns. Finishes proposed for the towers include a mix of dark and light grey precast concrete, a window wall system with vision glazing and glass spandrel panels framed in aluminum mullions, glass balcony guardrails, and metal panels.
