Another suburban Toronto strip plaza could be erased from the streetscape and replaced by residential development, as plans for a townhouse project at 3079 Pharmacy Avenue in Scarborough are filed with the City.

Profile Developments submitted a rezoning application in June to install five blocks of four-storey townhouses at the southeast corner of Pharmacy Avenue and Huntingdale Boulevard, just a block north of Finch Avenue.

The site is currently occupied by a single-storey L-shaped retail plaza with surface parking fronting the intersection. All would be replaced by 85 back-to-back and standard townhouses, organized into three rows from north to south, with units ranging in area from 1,068 to 1,640 ft².

Blocks A and B, located nearest to the intersection of Pharmacy and Huntingdale, will each consist of 18 back-to-back townhouses. At the easternmost edge of the site, Block C will contain 14 standard townhouse units. Blocks D and E, placed immediately south of Blocks A and B, would respectively house 18 back-to-back and standard townhouse units and 16 back-to-back units.

The plans call for 94 parking spaces provided within a garage located on the ground floor underneath a proposed central courtyard. A driveway bisecting the site from Huntingdale provides access to the garage. Additional parking is provided for the standard townhouses at the south end of the site under a partially covered roof deck.

The IBI Group-designed townhouses provide a transition from the highrise apartment blocks to the west, south, and east to the low-rise neighbourhood on the north side of Huntingdale.
