A proposed stacked townhome development in Midtown Toronto dubbed Savile on the Roe is advancing with an updated planning application from Block Developments. Located at 413 Roehampton Avenue, north of Eglinton Avenue East between Mt Pleasant Road and Bayview Avenue, the building would feature a three-and-a-half-storey massing with architecture by RAW Design.

First submitted to the City in 2016 with applications seeking an Official Plan Amendments (OPA) and rezoning, it was subsequently resubmitted in 2017, before the project was eventually approved by City Council late in 2018. Following that, the initial Site Plan Approval application tabled last Fall is now being replaced by a revised plan. The proposal has a total gross floor area of 4,719 m², entirely dedicated to residential uses with 28 units in a mix of 19 two-bedroom and 9 three-bedroom layouts.

The latest application responds to comments received from City staff through several minor revisions while clarifying details about the building including that the exterior is proposed to feature hand laid buff brick veneer, window wall with charcoal finished aluminum frames, cast-in-place and precast concrete, black painted metal and glass balcony guards, and pre-finished metal panels.

New introductions in this application include a bicycle repair station on the underground parking level, a secure parcel locker system in the front entrance vestibule, (eliminating a parcel storage room), and a dog wash area including hose bib added to a walkway flanking the east side of building.

Clarifications include details of a 360 m² park along the Roehampton Avenue frontage to be delivered to the City in base park conditions including storm, sanitary, and water service connections. Detailed design for the park, including design of any required stormwater management facilities, is to be undertaken by the City when the park is developed.
