One of multiple low density properties in Scarborough's Golden Mile district, the northeast corner of Eglinton Avenue East and Hakimi Avenue is now proposed to be redeveloped as a 35-storey residential rental tower as work on Toronto's new Crosstown LRT continues on its doorstep. The property at 1910 Eglinton Avenue East is currently occupied by a Mitsubishi car dealership and related surface parking, for which Yorkreal Holdings Inc. will need an Official Plan Amendment and Zoning Bylaw Amendment. The company submitted those applications along with one for Site Plan Approval in June.
Anchored by a six-storey podium containing five ground-level retail units spanning the south and west elevations, the Turner Fleischer Architects-designed development will add 371 rental units to the neighbourhood. The proposed unit breakdown yields 230 one-bedrooms, 121 two-bedrooms, and 20 three bedrooms.
The tower begins on the seventh floor, where the primary 712 m² indoor amenity area will be located. A 709 m² outdoor terrace wraps the stepped back portions of the seventh floor on the south, east, and west sides. A barbecue station, children's playground, and passive amenity space are proposed to activate this common area.
Ten units would be held within each storey from the eighth to 34th floors. The 35th floor, stepped back 1.5 metres on all sides, would contain seven larger apartment units.
A total of 205 vehicular parking spaces would be held within two underground levels. An additional 293 bicycle spaces are proposed.
The proposal follows other recently-submitted development applications for the Golden Mile area, with multi-tower plans unveiled for the southeast corner of Eglinton and Pharmacy Avenues and the northwest corner of Eglinton and Birchmount.
