Several updated renderings submitted to the City of Toronto reveal new angles of a proposed Kirkor Architects-designed mid-rise building at 270 Sheppard Avenue West. Located approximately halfway between Bathurst and Yonge Streets, Addington Park Condominiums would replace five single-detached homes and a vacant lot with a nine-storey, 179-unit residential building.

Official Plan Amendment and Zoning Bylaw Amendment applications were submitted in 2017 and later appealed to the LPAT after the City failed to make a decision within allotted timeframes. A settlement offer approved by City Council at its March, 2019 meeting resolved a number of outstanding issues, introducing a rear angular plane and additional building articulation. Addington Developments, formerly known as Park Hiatt Developments, is pursuing the project.

A cash contribution of $1,134,000 was secured as part of the Section 37 agreement, and the conveyance of 5 Addington Avenue—which borders the project to the north—forms the off-site parkland dedication for the development. During construction, the property is proposed to be using as a staging area.

An application for Site Plan Approval was received by the City in October, 2019. Resubmitted materials from May respond to staff comments on the previous submission and include a number of new visuals showcasing the development from multiple angles.

Precast concrete panels will shape the lower floors of the exterior, enclosing a series of inset balconies. A grey window wall system forms the architectural expression of the upper floors, where protruding balconies have been proposed.

Addington Park Condominiums will contain 179 units, a reduction of six units from the previous submission. The building will also incorporate a 1,060 m² ground-level retail component, a total of 196 parking spaces, and a 345 m² outdoor amenity area.
