KingSett Capital has submitted plans to the City of Toronto to permit a 13-storey rental development at the northwest corner of Bloor Street West and Indian Road, located roughly halfway between Keele and Dundas West subway stations. A Site Plan Approval application seeks redevelopment of the rectangular 1,659 m² site at 1660 Bloor Street West, which currently hosts a single-storey commercial building containing a Pet Value, an auto service shop, and a motorcycle service shop.
Featuring a design by Quadrangle, the building would contain 133 purpose-built rental units and 707 m² of ground-level retail space. A total of 77 one-bedrooms, 43 two-bedrooms, and 13 three-bedroom units are proposed.
The mid-rise would be built to the east and west property lines, with the north end set back 6.2 metres from the abutting surface parking lot. The south side facing Bloor would generally be built to the property line, with a three-metre setback above the four-storey base element. A step back is also employed on the western elevation, above the existing four-storey commercial building, measuring 6.9 metres at the eighth floor.
Featuring a smaller floor plate than the rest of the building, the 13th floor is slated to be the primary amenities level. A total of 266 m² of interior amenity space would be split across the ground and 13th floors, and an additional 266 m² of outdoor amenity space is planned for the 13th level.
Three levels of underground parking would hold 49 car and 160 bicycle spaces, with vehicular access provided on the north portion of the site via a private driveway connected to Indian Road.
The subject site is designated Avenues under the City of Toronto Official Plan. Avenues are intended to be developed as mixed-use intensification corridors, with a particular emphasis on residential growth. The urbanization of this stretch of Bloor West has picked up the pace in recent years, with several mid-rise residential projects popping up just south of the Line 2 right-of-way.
Immediately east across Indian Road, The Address at High Park introduced 108 units to the neighbourhood in 2014. Quadrangle is no stranger to the area, having designed The High Park and Picnic, a pair of mid-rises developed by North Drive Investments. Plans are also moving forward for The Howard, a Diamond Schmitt-designed eight-storey condominium proposed for a longtime vacant lot at 2115 Bloor Street West, and a Core Architects-designed 25-storey condominium beside Dundas West Station at the former Giraffe Condos site.
