The intersection of Jarvis and Dundas streets in Toronto's Garden District is seeing a wave of residential development, creating a neighbourhood skyline that continues to grow with new additions. The latest tower to top out in the Garden District cluster is Max Condos, recently reaching its final 36-storey, 114-metre height on the neighbourhood skyline at 75 Mutual Street.
The Graziani + Corazza Architects-designed project for developers Tribute Communities and Greybrook Realty Partners has been underway since Summer, 2017, when site clearing started to pave the way for construction. Shoring and excavation followed immediately after, continuing well into Spring, 2018. A tower crane was in place by June, 2018, allowing work to advance on the building's underground parking levels. The project rose above street level in early 2019, with the podium levels completed mid-way through the year. The first sections of a mechanical penthouse level were installed in March, bringing the tower to its final height.
The recent completion of the mechanical penthouse structure paved the way for the latest milestone this past weekend, when the tower crane was disassembled and removed from the site. The careful operation was accomplished using a roof derrick—a smaller specialized crane—to secure and lower sections of the tower crane to waiting flatbed trucks at street level. A time-lapse view of the crane removal was captured by UT Forum contributor evolutionTO, condensing hours of work into just over two minutes.
Also progressing quickly currently is work on the building's skin. The tower is now largely enclosed in a mix of two tones of window wall cladding with glazing and spandrel panels, and two matching tones of balcony glazing. With all but the final two residential levels and mechanical penthouse now covered in window wall cladding, and balcony panels following a few levels behind, the zig-zagging exterior expression shown in renderings is now becoming apparent.
