An application submitted to the City of Toronto earlier this month seeks rezoning to permit a 35-storey residential building at 241 Redpath Avenue, a couple blocks northeast of Yonge and Eglinton. Located on a 1,537 m² plot of land on the east side of Redpath, mid-block between Broadway Avenue and Erskine Avenue, the proposal from MOD Developments seeks to replace an existing 12-storey, 46-unit rental apartment building built in 1968 with a new architectsAlliance-designed tower rising to a height of 122.7 metres and containing 24,238 m² of gross floor area.

The building is being planned with entirely residential uses, to house approximately 387 units, including full replacements for the existing 46 rental apartments along with 341 other new units, the tenure of which would be determined later on in the project's planning process. The suites are proposed in a mix of 48 studios, 210 one-bedrooms, 94 two-bedrooms, and 35 three-bedrooms. Among these, the 46 rental replacement units would be significant upgrades from the existing units on-site, offering features like a fire sprinkler system, in-unit heating and cooling, as well as dishwashers and ensuite washers and dryers.

Podium finishes would include brick veneer and an aluminum-framed window wall system with stainless steel framing. The tower above would feature a matching aluminum-framed window wall system along with glass balcony guards with custom frit patterns (the design shown in the elevation drawings is not to be considered final). Balconies are only proposed on the tower's north and south elevations, with the more prominent east and west facades to be window wall with staggered aluminum panels applied in a pattern. An offset mechanical penthouse level is also proposed to be wrapped in the same window wall system as the tower below.

A three-level underground garage is proposed, with a total of 97 parking spaces including 81 resident spaces, 12 visitor spaces, and 4 carshare spaces. The garage would be accessed via a ramp at the north end of the site. The plan also includes 402 bicycle parking spaces, with 362 long-term spaces housed on a mezzanine level and 40 short-term spaces on the ground floor. Other spaces proposed include a lobby with concierge, as well as indoor and outdoor amenities anticipated to include a gym, a party room, and a roof garden.
