A recent application submitted to the City of Burlington details a plan to build a condominium development at the southwest corner of Guelph Line and New Street, a short distance east of Burlington's Downtown. The proposal from Valour Capital Inc. at 422 Guelph Line seeks rezoning and an Official Plan amendment to permit the 13-storey building, designed by KNYMH Inc.
The project site is currently occupied by a pair of vacant two-storey commercial buildings and associated surface parking, with frontages on both major roads. The surrounding area is home to mostly low and medium-density residential uses, with high-density apartments towers situated only a few hundred metres to the north. The proposed tower which would replace the pair of existing commercial buildings, falls in line with the densities established by the existing apartment towers to the north.
The 13,802.20 m² building is proposed to rise 40.25 metres high, with a massing articulated by horizontal breaks at the podium (11.5 metres above street level), cornice (16.25 metres), and the top of the uppermost habitable floor (34.25 metres). Inside, a total of 170 condominium units are proposed primarily as one-bedroom layouts, with the building planned to contain a total of 185 bedrooms spread across the units.
The site would be served by a total of 3,609.73 m² of amenity space spread across the building, with spaces on the ground floor, third floor of the podium, and the 13th floor. Parking for the development is planned within four levels, split between the podium and a two-level underground garage, containing a combined total of 219 parking spaces.
