A proposed development on Dundas Street West in Etobicoke, west of Kipling Station, has been resubmitted to the City of Toronto now with a larger footprint. A previous application for 5509 Dundas West seeking a mid-rise building advanced as far as the Site Plan Approval phase. Since then, Contessa Developments has acquired a car dealership at 5507 Dundas West and Shorncliffe Road, the adjacent property to the east. The expanded site has spurred the design of a high-rise tower.
Designed by BNKC (formerly Bogdan Newman Caranci), the updated proposal calls for a 21-storey tower of 72.75 metres tall containing a total of 21,967 m² / 236,449 ft² of gross floor area. This is primarily planned as residential space, with 20,759 m², or 95% of the building dedicated to rental units. The remaining 1,208 m² is dedicated to ground-floor retail uses.
The previously approved 12-storey, 43-metre-tall mid-rise featured a massing articulated by a series of alternately angled projecting balconies. A more minimalist approach has been taken on the new tower plan, with a simple grid of inset balconies defining the primary eastern facade. Cladding materials are proposed to include curtain wall glazing, masonry, spandrel, concrete, and back-lit glass.
The plan calls for 260 rental units in a mix of 154 one-bedroom units, 78 two-bedrooms, and 28 three-bedrooms, with the latter including five townhome units. This is more than double the 114 units proposed in the previous mid-rise plan, allowing for a significant increase in unit mix's number of family-friendly multi-bedroom plans.
A three-level underground garage would contain 235 parking spaces, with 200 resident spaces and 35 visitor spaces. 198 bicycle parking spaces are also proposed, some located on the P1 level, and some at grade.
