The northern stretch of Yonge Street in the Toronto borough of North York could grow denser with a new multi-building proposal from the Times Group Corporation. The project at 5800 Yonge Street is located on the west side of the street across from where the multi-tower M2M Condo development has begun construction. Halfway between Finch and Cummer Avenues, the proposal seeks an Official Plan Amendment, Zoning Bylaw Amendments, and Subdivision Approval from the City to permit a four-tower, mixed-use development.

Designed by Wallman Architects, the plan calls for towers of 34, 37, 37, and 44 storeys, and heights of 116.25 m, 125.25 m, 126.25 m, and 150.25 m respectively. A total gross floor area (GFA) of 117,827 m² would consist primarily of residential space, with 111,188 m² accounting for 94% of the total GFA, while 4,602 m² (4%) is office space, 781 m² (>1%) is daycare space, and 1,256 m² (1%) is retail space.

The buildings would bring 1,496 condominium units to the site, proposed in a mix of 96 studios, 715 one-bedrooms, 528 two-bedrooms, and 157 three-bedrooms. 750 of these units would be housed in a first phase in the 34 and 37-storey towers at the west end of the site, and the remaining 746 would be in the eastern second phase's 37 and 44-storey towers.

An underground garage would provide 1,638 parking spaces, an over 1:1 ratio to units. This includes 1,429 long-term resident spaces, 150 residential visitor spaces, 52 retail spaces, and 7 spaces serving the daycare. The garage would be four levels deep for the phase one site, and five levels deep for the phase two towers.

A northwards extension of Beecroft Road from its current terminus at Finch Avenue would be built through the western part of the site, with the first two towers to front on it. A new east-west public street would be built through the south end of the site linking the Beecroft extension to Yonge Street, while a new east-west private road would be built across the north side of the site, also linking the Beecroft extension to Yonge Street, but meant primarily for garage access. A north-south private road primarily meant for drop-offs and pick-ups would bisect the site, linking the two new east-west roads.
