The planned Fall 2024 opening of the Hurontario LRT is driving a new wave of development proposals to one of Mississauga’s busiest north-south thoroughfares. One such proposal is being planned at 1 Fairview Road East, an under-utilized green space at the northeast corner of the two roads. The proposal by Edenshaw Developments seeks rezoning for a 36-storey residential tower.

Designed by Core Architects, the building would contain a total gross floor area of 29,680 m² / 319,472 ft², almost all of which would be dedicated to residential units, with just 272 m² of non-residential space proposed on the ground floor in the form of a street-fronting cafe space. The tower is proposed to rise 121 metres / 397 feet, measured to the top of a mechanical penthouse level.

The building would meet the Hurontario and Fairview intersection with a five-storey podium clad predominantly in precast concrete, but mostly glazed at ground level. The podium's rectilinear massing would give way to a tower above which would feature floor plates with rounded corners and sides, another take on the design language used by Core at their Stanley Condominiums project, now topped out and largely clad in Downtown Toronto.

A total of 460 residential units are proposed within the building, the tenure of which—whether condo or rental—hasn't been specified in the project's architectural drawings. The unit mix would consist of 315 one-bedroom and one-bedroom+den units, and 145 two-bedroom and two-bedroom+den units. A six-level underground garage os proposed to contain 359 parking spaces (312 long-term and 47 short-term) along with 359 bicycle parking spaces.
