A recent application submitted to the City of Toronto seeks rezoning to permit a new mid-rise residential development on the north side of Danforth Avenue, between Main Street and Dawes Road. The proposal from Katalyst Real Estate Corp would replace a trio of two-storey, commercial and mixed-use buildings with a nine-storey, BNKC-designed rental building to a site at 2720 Danforth Avenue and adjacent properties.
The building is proposed to rise to a height of 31.85 metres, and contain a total gross floor area (GFA) of 5,531 m². The majority of this floor area would be dedicated to residential uses, with 5,275 m² of space accounting for 95% of the total GFA. The remaining 256 m² (5% total GFA) would house ground-floor retail space along the eastern half of the building's Danforth Avenue frontage.
The ground realm of the building combines modern architecture with vestiges of some of the current buildings onsite. While none of the three existing buildings have heritage status, specialist ERA Architects is working with BNKC to rebuild the front of 2726-2732 where it now stands (that building has been found to be structure defective) while frontage parts of 2734 will be retained in place, incorporated, and restored. 2720 will not be retained in any way.
The purpose-built rental building would bring 81 much-needed rental units to the neighbourhood, planned in a mix of 26 studio units, 38 one-bedrooms, 10 two-bedrooms, and seven three-bedrooms. The units would occupy levels two through nine of the building, with a selection of residential amenities planned to join the retail space on the ground floor.
A single-level underground garage is proposed to contain 27 parking spaces, with 26 resident spaces and a single car-share space, below the City's requirements of 52 spaces for this number of suites. Site-specific exceptions to a City-wide Zoning By-law will be required, so the site's proximity to Main Street subway station will be a factor in securing this exception. 82 bicycle parking spaces are also proposed, with 73 long-term spaces for residents and nine short-term spaces for visitors.
