A submission to the City of Toronto earlier this month seeks rezoning and Site Plan Approval to permit a new mid-rise condominium development at 1940 Lawrence Avenue East in Scarborough. Located on the north side of Lawrence midway between Pharmacy and Warden Avenues, the site just east of Elinor Avenue between Wexford Presbyterian Church and a hydro corridor is currently home to a single-storey restaurant building and its surface parking lot.

The proposal from Golden City Development calls for an 11-storey, ABA Architects-designed building which would contain a total gross floor area (GFA) of 13,851.2 m², or 149,098 ft². The GFA is planned primarily as residential space, at 13,232.6 m², along with 618.6 m² of commercial and retail space proposed on the building's first and second floors.

The residential component would consist of 90 condominium units proposed in a mix of 47 one-bedrooms, 34 two-bedrooms, and nine three-bedrooms. While currently proposed strictly as condominium units, the unit breakdown is planned to include affordable units where feasible, with tenure and tenancy to be determined in a later stage of the planning process.

A rectilinear massing would be articulated with a series of connecting volumes that would be further broken up with a wide range of materials. Architectural plans list proposed exterior finishes that include a primary building envelope of window wall with anodized aluminum framed vision glass. Other finishes could include vertically ribbed and/or flat metal panels, and accents such as weathering steel and coloured metal panels.

Two underground levels would have 91 parking spaces, split between 77 resident spaces and 14 visitor spaces. Access to the garage would be via Lawrence Avenue East, where the building would feature a cantilever over the driveway.
