Roughly two years into construction, Brandy Lane Homes' The Davies has begun to rise above grade on a stretch of Avenue Road just north of Dupont in Toronto's Summerhill area. The CMV Group architects and Rafael + Bigauskas Architects-designed condominium development has been underway since early 2018, and the recent ground level milestone marks the first above-grade progress in the building's climb to nine storeys.
We last checked in on the project’s construction progress in September, 2019, when crews were laying formwork and pouring concrete for the P2 level, the middle floor in the building’s three-level underground garage. Following its forming and the substantial completion of the P1 level, the first signs of the building's ground floor appeared in December.
An aerial update from late January, captured by drone and shared on the project’s website, offers a better angle at the ongoing forming of the building's ground floor. This top-down view—captured before the second floor forms obscured the work being carried out—offers a closer look at the ground floor layout. Walls mark out rooms, structural columns show points where the building’s load is being carried, and the ramp providing access to the garage levels below is clearly visible.
Since the video above was captured, forming has advanced for sections of the second floor. The residential levels are expected to rise at a faster pace than the unique underground floors and ground level.
The completed project will bring just 36 units to the site, all planned with generous multi-bedroom layouts ranging in area from 1,100 ft² to approximately 3,000 ft².
