A May 2019 application for rezoning submitted to the City of Toronto for a 16-storey condominium development at 935 The Queensway has now been followed with the submission of a Site Plan Approval application which revises the plans somewhat. The TACT Architecture-designed building for developer Mattamy Homes located just east of Islington Avenue in Etobicoke features a series of curving balconies atop a rectilinear mid-rise base, the distinction between the two which has been made more prominent in the revision.

Several minor changes have been implemented in the updated plan, while other details remain unchanged from the initial submission. Among the changed elements, the proposed height of 58.43 metres, or 191.6 feet, is just  shy of the 58.65 metre height proposed in the initial rezoning submission.

Another notable change is a slight reduction in unit count. 227 units are now proposed, down from the previous plan’s 243 units. The units are planned in a mix of 2 studios, 116 one-bedrooms, 85 two-bedrooms, and 24 three-bedrooms, resulting in 48% of the units being family-sized.

The proposed 18,118 m² of residential space accounts for the majority of the 18,610 m² building, with the remaining 492 m² planned as retail space.

The building’s rectilinear podium would be finished in patterned precast concrete panels with a brown finish, along with punched windows and balcony glazing with a horizontal frit pattern. This podium would meet The Queensway with a mix of glazing, limestone cladding, and a metal soffit with wood grain finishes. Above, the tower floors would be clad in white metal panels, giving the flowing curves of the balconies and terraces a clear contrast against the mid-rise base.

The gradually rising north side of the building builds up to what presents itself as a 16-storey tower facing Queen Elizabeth Boulevard at its south end, and images of the tower's south elevation reflect the more traditional design facing that street. The rectilinear volumes here feature the mixture of dark and light treatments planned on the north facade.
