An application submitted to the City of Toronto seeks rezoning to permit a two-tower condominium complex at 385 The West Mall, located just west of Highway 427 and south of Etobicoke Civic Centre, near the west edge of the city. Developer TAS is proposing an SvN-designed complex with towers of 14 and 30 storeys to rise from the 10,139 m² site of an existing 1961-1964-built six-storey office and retail building.

The two buildings are proposed with a combined gross floor area (GFA) of 51,619 m², consisting of 48,488 m² residential GFA and 3,131 m² of retail space. The north building would rise 14 storeys to a height of 52.8 metres along Civic Centre Court, while the south building would rise 30 storeys to a height of 100 metres perpendicular to The West Mall. A combined total of 665 condominium units are proposed between the two buildings in a mix of 360 one-bedroom units, 194 two-bedroom units, and 111 three-bedroom units

The buildings and their mid-rise podiums would form a C-shape framing a terraced outdoor courtyard space with landscaping by Public Work, serving residents of the buildings as well as visitors to the commercial spaces. This space will offer features like an enclosed conservatory, outdoor gathering space, gardening plots, and trellis structures with climbing vines. In addition to that central space, other outdoor amenity terraces across the project will include greenhouses and gardening plots.

The site would be served by a four-level garage with three levels below grade as well as one level at grade. A total of 763 parking spaces are proposed in a mix of short-term and long-term spaces, as well as 584 bicycle parking spaces in a mix of 521 resident long-term spaces, 47 resident short-term spaces, 11 commercial short-term spaces, and 5 commercial long-term spaces.
