A recent application submitted to the City of Toronto seeks Site Plan Approval to permit a new mid-rise condominium development at 133 Vaughan Road, a short distance north of St Clair Avenue West. The proposal from Block Developments would bring a ten-storey/35 metre tall building to the site, with architecture by RAW Design, and containing 134 residential units. The site is currently home to five two-storey buildings, mostly single-family homes, and one retail shop.

The entire gross floor area of 9,602 m² would be dedicated to residential uses such as units and supporting amenity spaces. A total of 134 condominium units are proposed across the building, planned in a mix of 1 studio, 82 one-bedrooms, 43 two-bedrooms, and 8 three-bedrooms. This includes a selection of loft-style units occupying the ground and mezzanine levels.

Architectural plans outline details about the proposed exterior finishes, which include face brick, a window wall system with aluminum mullions and clear glazing, perforated aluminum louvres, coloured spandrel panels, and clear glass balcony guards. 

The building is proposed with three underground levels, with two dedicated to vehicular parking and a third with bicycle parking and storage space for residents. A total of 64 parking spaces are proposed within the garage, with 44 long-term spaces for residents and 22 short-term spaces for visitors. The bicycle parking would consist of 135 spaces, with 121 long-term and 14 short-term spaces.

Plans outline a proposed September 2020 start of construction, with work expected to last for 24 months. The breakdown of this timeline includes demolition from September to October 2020, shoring and excavation from October to December 2020, structural forming from January to November 20201, building envelope from June to December 2021, finishing work from September 2021 to August 2022, and finally, occupancy in September 2022.
